This project started out with a +/- 4000 sf existing building originally built for McDonalds in the 1990’s. The building had been left vacant for several years when our clients chose to purchase the property. The desire was to utilize as much of the existing building as possible while changing the layout to house three different tenants. Coffee Bean & Tea Leaf and Jamba Juice are two of the tenants, and the third is a spec suite. The traditional McDonalds’ mansard roof was removed along with the majority of the windows and other exterior finishes. New parapet walls were added to increase the height and enhance the view from the street. The play area was partially enclosed for the Coffee Bean entrance and the rest was left as a covered patio. Rich contrasting colors along with wood tile and trellis accents were used for the exterior finishes.
