Presidio Heights Residence | LOD 300 As-Built BIM Model | San Francisco, CA
LiDAR Precise Plans captured and delivered a full LOD 300 As-Built BIM model for this landmark 1903 Edwardian residence in San Francisco's prestigious Presidio Heights neighborhood. The 4,965 SF single-family home — featuring sweeping views of the San Francisco Bay and Golden Gate Bridge — presented the unique documentation challenges typical of century-old construction: irregular framing, multi-level floor plates, curved bay windows across three floors, and extensive custom millwork throughout.
Using high-density 3D laser scanning, our team captured the complete existing conditions of the property with millimeter-level accuracy. The resulting LOD 300 Revit model documents all architectural elements in precise detail, including the home's ornate Edwardian façade, original fireplace surrounds, curved glass window bays, formal entertaining volumes, library, lower-level au-pair suite, and integrated storage systems.
The as-built documentation provides the design and construction team with a fully coordinated, dimensionally accurate model ready for renovation planning, space analysis, or historic preservation efforts — eliminating costly field conflicts before work begins.
