As part of the design-build team for the City of Hope Northeast Parking Structure (NEPS) in Duarte, California, TRC Parkitects served as the lead parking design consultant, delivering a 1,000-space garage that anchors the hospital’s 20-year expansion. Designed to serve patients, visitors, and staff, the structure also supports the future Duarte Outpatient Clinic, adjacent Graff Park, and nearby event venues. Retail spaces and valet services are incorporated to enhance accessibility and user experience.
This six-level, cast-in-place concrete parking structure is more than utilitarian - it’s a visual and emotional landmark. The defining feature is its kinetic façade, composed of more than 19,000 wind-responsive aluminum flapper tags in six Kynar-coated colors. Designed in collaboration with CO Architects and built by McCarthy Building Companies, the kinetic panels pay homage to City of Hope’s tradition of “wishing trees,” where patients leave handwritten messages of hope.
Each elevation of the structure was carefully curated by TRC Parkitects to align with the healing design philosophy of the medical campus:
- West Façade: A vibrant, slow-moving kinetic wall reflects campus tradition and creates a sensory experience as visitors pass through Graff Park.
- East Façade: Facing the 605 Freeway, perforated metal panels reveal the structure and proudly display the illuminated City of Hope logo.
- North and South Façades: Retail integration, gabion walls, and metal-clad stair towers wrap the structure, offering an intuitive wayfinding and visual continuity.
Additional features include cantilevered rooftop canopies to reduce visual mass and provide shade, as well as illuminated signage and architectural staircases designed for both function and form. Through thoughtful planning, sustainability, and expressive material use, TRC Parkitects transformed this parking facility into a gateway experience—a symbol of comfort, clarity, and community.
Completed in 2022, the project exemplifies how parking consultants can elevate infrastructure into an extension of the therapeutic environment.
