As New York City's oldest continuously operating Off-Broadway theatre, the Cherry Lane Theatre has long held a central role in the city's cultural landscape. Acquired by A24 in 2023, the century-old venue underwent a comprehensive, multi-year renovation led by Leroy Street Studio, reopening in September 2025.
The project represents A24's first brick-and-mortar venture and repositions the historic theatre within a contemporary cultural framework. The gut renovation carefully balances preservation and transformation, restoring defining architectural features while introducing new spatial and programmatic elements. A reconfigured entry sequence improves accessibility and arrival, while the integration of a concession area and upgraded technical systems supports an expanded range of programming, including theatre, film, music, and comedy.
At the core of the intervention is a commitment to maintaining the theatre's intimate character and material authenticity. Exposed brick, structural elements, and carefully calibrated interior finishes reinforce the building's historic identity, while new insertions are executed with precision and restraint. The project extends beyond the performance space to include a new restaurant and bar, further embedding the theatre within the neighborhood's social fabric.
The renovation exemplifies Leroy Street Studio's integrated design-build methodology, uniting architecture, interior design, and construction under a single practice. Through this holistic approach, the project navigates the complexities of working within a historic structure while delivering a renewed, flexible venue that honors its legacy and supports its future as a platform for experimental performance.
