The importance of Qwartz in the history of French shopping centres is partially due to the association between real and virtual commerce by which it is characterized, an association which is explored in its smallest details. The building that hosts these innovations is voluntarily ambiguous; each of its facades is in dialogue with its “vis-à-vis”, and is able to present a specific architectural signature. Towards the river, the undulations of an opalescent façade echo the waterway's ebbs and flows. Towards the park, the project simulates a geological section in the form of a hypothetical limestone cliff, while the facade facing the city is fragmented into multi-coloured, vertical units, juxtaposed like so many Cubist apartment blocks.
The shopping centre 's interior plan is both simple and innovative. The ring-shaped mall has two shopping levels, both built above three floors dedicated to parking. Perpendicular to the Seine and traversing the building from end to end, the two main and widest, malls feature large windows overlooking both the town and the river. On this side of the building, the restaurant terraces take the form of large, south-facing balconies oriented towards the Cité du Cinéma on the other side of the Seine, in Saint-Denis.

L’importance du centre commercial Qwartz dans l’histoire des centres commerciaux en France repose en partie sur le caractère extensif de l’association entre commerce réel et commerce virtuel, qui est poussée ici dans les moindres détails. Le bâtiment qui abrite ces innovations est volontairement ambigu : chacune de ses façades dialogue avec son vis-à-vis et présente donc une signature architecturale spécifique. Vers le fleuve, une façade opalescente développe ses larges ondulations en écho aux flots du fleuve. Vers le parc, le projet simule une section géologique dans une hypothétique falaise calcaire, tandis que la façade tournée vers la ville est fragmentée en unités verticales multicolores juxtaposées à la manière d’une série d’immeubles cubistes.
Le plan intérieur du centre est à la fois simple et innovant. Le mail en anneau se développe sur deux niveaux commerciaux, eux-mêmes placés au-dessus de trois niveaux de stationnement. Perpendiculairement à la Seine, sont disposés les deux mails principaux, les plus larges, qui traversent le bâtiment de part en part, si bien qu’ils ouvrent de larges fenêtres urbaines, tant sur la ville que sur le fleuve. De ce côté-ci précisément, les verrières desservent les terrasses extérieures des restaurants, qui prennent la forme de grands balcons orientés au sud, tournés vers la Cité du cinéma, de l’autre côté de la Seine, à Saint-Denis.
