NORR transformed an abandoned site that was once planned as residential use, into a Class A office building in Calgary’s downtown core. The key challenges were to work with an existing parkade structure and structural grid to allow for a workable commercial floorplate, build to LEED® GOLD and BOMA BEST Certifications and to reduce the project Schedule while never compromising design.
Considerable redesign was required as the NORR team switched from the previous dual tower plan to a single office building, all while working within the existing footprint and foundations. We based our solution on Mies van der Rohe principles of minimalism and modernist design to create the 10-story Centre 10 commercial office building. The façade is layered with seven different hues of glass in anodized aluminum frames creating visual interest. The aesthetic is repeated at street level to emphasize transparency. A roof-top terrace, expansive second-floor balconies and patios on the west and south sides of the commercial building, provide a serene environment for tenants and visitors. Additional modern office building features include a fitness facility, common mail room, operations, staffed concierge and street-oriented retail and restaurants.
