A new 110,000 sq ft building adjacent and connected to the not-for-profit Fortune Society’s historic “castle” building along Riverside Drive. The building provides 25,000 square feet of space for Fortune programs, fifty permanent supportive housing units for Fortune residents, and sixty three affordable housing units. The building was designed to fit in with and respect the castle and the adjacent residential community. A series of roof gardens take advantage of the spectacular views and provide community space. Castle Gardens is one of the first new buildings to be approved by the Department of Buildings under the new 2008 New York City Building Code.
The Fortune Academy Complex meets “green” standards that include USGBC LEED Gold Certification, Enterprise Green Communities Guidelines, and the NYSERDA Multifamily Performance Program. Castle Gardens reduces its utility usage and costs by a minimum of 20% over a standard building.
Castle Gardens was funded through private and public sources, including New York State funding which included coordinating our work with DASNY during the construction administration phase.
Castle Gardens is the recipient of multiple awards, including Project of the Year Award 2010 - New York State Association for Affordable Housing (NYSAFAH), the John M. Clancy Award 2011 – Socially Responsible Housing from Boston Society of Architects, and the Charles L. Edison Tax Credit Excellence Award 2011 - Affordable Housing Tax Credit Coalition.
