Commercial space in San Pedro , Garza García has
been sprouting off the ground like weeds, mainly in Calzada del Valle, this
avenue has a 40 meter wide central park flanked by two roads with three lanes
each. The size of the trees help establishing a line between the street and the
park, this gives us an interesting site to work on.
The
lot is located on the north side of the avenue facing the Sierra Madre Oriental, and due to its past use as a house, one of the biggest
restrictions was its dimensions. This limited space for everything, so the
building has 2 levels of parking and 3
levels of leasable space. Seven individual
containers that identify each one.
This idea was
developed considering the two speeds on which the building is experienced. One
being inside a car, with short time span for attention and the other as a pedestrian
walking through the park, slowly discovering each element that composes the
building..
The placement of each
container is read as 3 large storefronts, result of absorbing the hallways at
the end of each level to maximize leasable space. The stairs limit each hallway, and it is held
up by a concrete wall crowning the building, and contextualizing space related
to the street.
