In recent years more conceptual projects of redevelopment of former industrial sites appears within the borders of Old Moscow. One of the most interesting conceptual renovating projects of such areas is Business-park “Factoria” on Vyatskaya str. near Savelovskaya metro station and 400 meters from The 3rd Ring Road. The architects of the Moscow Bureau MAD Architects managed to create a modern business and recreational space on the territory of the former spinning mill.
The business Park is located on area of 5 hectares and includes 17 multi-level buildings from two to five floors. Its total gross area is 59 thousand sq. meters, and leasable area – 53,9 thousand sq. meters.
Until recent times “Factoria” was the territory with diverse entrance groups and plastered facades of buildings, randomly installed air conditioning units. In this area, there was almost no space for a comfortable stay. Meanwhile, the inner yard of business-park fully packed with cars.
New owners decided to reconsider this area and to increase the attractiveness for tenants. Before the start of the project for the renovation, the architects conducted a thorough analysis of it, which helped to expose current condition of construction, its main issues and to define the purposes and objectives taking into account all categories of users.
The new format for the organization of space allowed us to equip 566 parking lots, of which 84 Parking spaces in the mechanized parking and 108 underground Parking lots.
Maria Nikolaeva, head of MAD Architects bureau, points that the main idea of the project is to create comfortable, safe and accessible environment, space for human, not for cars. “Optimization on the inner business-park navigation was carried out by typing the entrance groups. Now the traffic within the “Factoria” has become intuitive for all categories of visitors and residents” – points the expert.
Facades of the business-park’s buildings released from plaster applied in the beginning of 21st century. Exposed brick walls returned to the place its connection with history. In addition, facades were released from conditioning units. The main alley, which provides free access to the territory, became central axis of the “Factoria”. First floors of the buildings on both sides of the alley are given to retail function. Panoramic windows appeared here as well. Spaces with more than 3 meters ceilings fit perfectly for small cafeterias and stores. Business-park has 4.5 thousand sq. meters of retail space, which generates pedestrian traffic at the level of 8 000 persons per day.
The lighting design of the pedestrian part completes the new concept of the business-park. Between the opened facades of central gallery, architects of Mad Architects bureau created composition of strands of lights. Several buildings lightened up in the middle and equipped with ground and cornice lighting.
During the work on the project, architects solved the whole range of tasks started from the idea’s concept to outer engineering systems design. Ideas of Moscow’s architectural bureau MAD Architects allowed transforming business-park into multifunctional cluster for work, walks and exploring the old Moscow’s architecture.
