Located in the vibrant town of Bushbuckridge in Mpumalanga on the corner of the R40 and R533 the refurbishment of the Bushbuckridge Shopping Centre commenced early in August 2020 and had its opening on 18 November 2021.
The previous centre was approximately 18 800sqm and has undergone a complete revitalization of leasing providing a much-improved environment for both the tenants to trade and shoppers to enjoy a pleasurable retail experience that services their needs. An additional 5 000sqm of GLA now includes a new Pick n Pay supermarket and liquor store of 2 500sqm, Sheet Street, Identity, Mr. Price Clothing and Style to name a few. Included is also a children's playground with a huge mural with a kiddie sized racing track, a colouful jungle gym and the two office components on the ground and first floors respectively have also received a face lift and now offer a convenience to shoppers to service their other needs. A new Chicken Licken drive thru also occupies the R40 and R533.
Prior, the shopping centre had poor aesthetic quality of canopies, paving, planting, shopfront, columns and balustrades. Shopfronts looked worn out and old-fashioned, signages were ineffective and outdated and the majority of the plants and planter boxes acted as barriers for pedestrian flow and visibility. All these contributed no aesthetic value to the centre.
However, the site has considerable changes in level that had to be included in the design and allow for ease of access for all shoppers. This proved quite a challenge and these level changes were dealt with by a series of ramps and stairs which double up as seating areas which serve the many shoppers who arrive on foot and make use of the post office facility for grant collection once a month.
All walkway canopies were resheeted and the extent of canopies was extended to provide adequate shaded areas to improve comfort to the open retail environment for shoppers where a portion of the existing mall received a new roof, a Nutec application was used to clad the extended mall façade which also received a water jet cut design into the boards.
Careful consideration was given to the design of the new covered portion of the mall which included for high level openings which maintained the beauty of natural light as well as eliminated the requirement for a sprinkler installation.
All public ablutions and interior mall facades have been uplifted. The mall areas have received new shopfronts with intricate cladding details above and new tenant signage. External façades also include far improved opportunity for tenant signage providing them with greater exposure.
There are 2 new entrance tower features where seating has been integrated into planters. These main architectural features and new branded mall signage to entrance 5 stands proudly above the new roof line and pool of parking below providing excellent visibility and immediately displays the new vibey edge that the refurbishment of the mall has brought about.
In an attempt to be consistent with existing face brick, but to introduce a new energy into the aesthetic, a positive and negative detail was developed within the brickwork which is also transferred into the patchwork of paint colour application to brick details at planters and entrances.
Due to the centre being located centrally within the town, the road network to the centre includes construction of a ring road which allows for ease of access for both public and private traffic. Previously, the access to the centre off of Main Street was on a very steep gradient which was quite congested.
External works also include a new taxi rank and kiosks which allow for an area required to operate within a more orderly fashion with supporting traders. The intension of the work is to strengthen the centres position as a central node that supports retail activity, business operations on both private and public platforms as well as transport connectivity.
What makes this development different is that preservation of the decade old trees was considered and incorporated into the architectural design elements. The natural structure of the trees can be seen in the new illuminated tree columns that form part of the newly roofed mall area. The kids play area as well as innovative seating / planter arrangements were designed to suite the existing trees within the open mall space.
All new and existing areas available to landscaping were planted with indigenous species endemic to the area. The redesign of common areas was done is such a way to retain the decade old trees within the mall.
We have maintained the sense of natural light and ventilation within the newly covered mall with high level clearstory bays.
Anchors have made use of water wise sanitary fixtures as well as a system which harvests rainwater of the roofed areas which runs through a process of filtration and then this grey water services the staff toilets.
The new sprinkler tanks have also been designed in a manner to serve as a backup water system for periods of water shortages.
