Situated on a prominent waterfront site in Korea, the Busan Lotte World is a large complex comprising of a retail podium and supertower that will rise more than 510 meters (1,670 feet) and include a vast 585,000 square meters (6.3 million square feet) of mixed use space including office, hotel, condominium, retail and entertainment facilities, and underground parking. The building’s program changes with the tower’s height, setbacks occur in a clockwise spin, animating the facades and optimizing views of the surrounding city. Concrete outrigger walls transfer perimeter column loads to six mega-columns, proffering independent column layouts appropriate to each tier’s function and resisting lateral wind loads. A vibrant shopping center at the retail podium enlivens the streetscape, while raised parks and plazas on the waterfront connect to the promenade.
A variety of sustainable measures will be used to ensure environmental responsibility, including natural ventilation, thermal regulation, louvers, and seawater cooling.
Alfred Huang was the Senior Designer for the project and led the design and technical teams through a fast-track design delivery that closely integrated Building Information Modeling (BIM). He was responsible for the successful coordination and delivery of the massive retail podium. He also participated extensively In the supertower design by designing the main office lobby and concourse, and coordinating the vertical systems in the project.
Project is currently under construction, with a completion date expected in 2013.
