Bulancak, located at the entry point to Giresun from the "Ordu-Giresun Airport," is the first district that presents a densely urbanized fabric. Although the thresholds between districts in the Eastern Black Sea region are not always clearly defined, Bulancak stands out significantly from the rest of the city due to its commercial and socio-cultural dynamics. Its larger, flatter terrain, compared to Giresun's city center, provides a more ergonomic foundation for urban development. Additionally, its proximity to key transport hubs, such as the airport and bus terminal, has transformed Bulancak into an urban attraction center.
This trend is also reflected in residential developments. While medium- to high-density housing finds its place in the city center, Bulancak offers a more isolated environment with higher construction quality. This preference among city dwellers has gradually driven Bulancak’s development.
The design area is situated on an elevated parcel surrounded by hazelnut orchards, yet it offers expansive sea views from its dominant facade. Although the slope is not too challenging, it allows for terracing, enriching the architectural scheme. The plan to accommodate eight individual housing units, agreed upon by the landowner and investors, is comfortably achieved with adequate spacing between blocks.
The landscaping is diversified to support different scenarios of garden usage, and privacy is maintained for outdoor amenities like the pool. The terracing continues across the entire site, with each individual unit featuring three garden areas: one on the lower level in front, one on the upper level in front, and one on the upper level at the rear. Each unit is configured to include at least four bedrooms, with terraces designed to support outdoor activities. At the same time, precautions have been taken to address challenging structural conditions. In this context, materials and construction details that align with the Eastern Black Sea architectural tradition have been employed, paying homage to traditional styles with a modern approach.
