2nd Floor Master Bedroom Suite Addition. The site zoning limits massing to "cottage" scale but we managed to get the suite by floating it central to the existing house which added some cost to the structural design for glulam beams to support the new floor load. Originally the owner wanted to just extrude the rear portion of the house which would have been more efficient structurally, but a setback condition forced us to push the suite more central. The site has numerous mature trees which a vertical addition allowed us to maintain. The suite has views to the north of SF Bay area from the new balcony. The owner set a strict limit of 400 sf which resulted in a composite stair geometry (conjoined spiral and straight stairs) to stay within the size limit.
