Located within the Historic Brush Park neighborhood, this City of Detroit sponsored development consisted of 8.4-acres of city owned land. Detroit is in the process of undergoing an urban revitalization. The Brush Park neighborhood has sat vacant for nearly 60 years. The program was to add hundreds of residences, including duplexes, townhomes and mixed-use apartment buildings in the space of a few blocks. Key to this development were the street lined townhomes to create a harmonious balance between the old and new with integrated landscaping and public parks and paths.
Taking cues from the historic homes, particular features were reimagined and incorporated into the townhomes. Such features included raising first floors 3' in front to create entry porches, pulling the homes back for ample landscaping and planters and recessing rooftop levels to reduce facade heights on the street to be more in scale with existing historical homes. The townhomes have various outdoor spaces throughout, interior brick walls and open plans with natural light from numerous sources.
