Our team’s vision for your project is to create a safe, vibrant, net-zero energy transit center and affordable housing/mixed-sue facility as the catalyst to spur future development within Boulder’s Transit Village. We envision two major structures on site. The first is a 4-story mixed use building that will have between 45 and 55 affordable housing units. The ground floor of the building is anticipated to have 4,000 square feet of retail space that fronts the corner of Junction Place and Pearl Street. This is the most viable location for retail on the site. Additionally, the fi rst fl oorwill also house the apartment leasing office and amenity spaces that will occupy the southern side of the building along Pearl Street. Some apartment units could be located on the northern side ground floor facing the pedestrian greenway between the mixed-use building and the parking structure. Floors 2 through 4 will have between 14 and 18 affordable apartment units each. Each unit will have its own balcony and many will have views of the Flatirons to the south. The mixed-use building will conform to green building requirements as set forth by the Colorado Housing and Finance Authority. Given the affordable nature of the apartments included in the mixed-use building, the development team will pursue sustainable technologies that will decrease the long-term utility costs of the residents. The second structure is a parking garage that will serve the bus transfer facility as well as the apartments and retailspace. The façade of the parking structure will be designed so that it matches the architecture of the apartment building and does not appear as a concrete monolith. The location of the two structures allows for phasing without bus service interruption and ensures convenient pedestrian, bike, and automobile access to the site. While the development team will strive to provide all interim parking required on site, it is possible that the development team will work to structure a deal with the car dealership across Junction Place in order to provide additional interim parking during construction.
