The Competition which has been created at the opposite of Izmir Intercity Bus Terminal, the biggest building site which is closest to the city center, and has a land area about 111.300 m2 due to its imputed value, took place with International Architectural Firms and Turkey's leading architectural offices. Before the "Boulevard" conceptual understanding becomes our common opinion, we passed through many different crossroads. Due to fact that the site is just developing, we forced the limits and searched the longest axis, the longest "Boulevard".It should be suitable for climate...Top roof could be movable, provide sunlight and inside should be airy.Mixed usage is fact.Program includes housing, offices and shopping mall.Concept;*Building gets higher, vista gets more effective*Well reasoned physical structuring in order to get rid of the side effects coming from cement factory which is close.*Maximum utilization of onshore wind, an important wind of this region*The "BOULEVARD" which heads along the diagonal axis of the land and highlihgts the shoppinng mallHumans, as a social being, need to get together, crowd and communicate. Nowadays, this need founds its new answer as a space in shopping malls. In this "crowding need" context, altough a "Street" concept which includes good planar solutions is more suitable; when it comes to consider the facts that housing site which exists near and in order to not interrupting pedestrian circulation with streets, we prefer a "BOULEVARD" concept which is the one and linear. It is not possible to make spaces which has a 1/5 aspect ratio in shopping malls. So, with the diagonal Bouleavrd trailing align, we planned small and medium scale shops closer to it and huge shops/stores put far aside corners with their own circulations. We completed this composition with two symmetric residental towers and a office tower at the end of the diagonal, linear Boulevard in order to gain maximum perspective sense from it.
