Through the combination of Masterplanning, Residential, and Mixed-Use Solutions, PSA Arquitetura Creates an Innovative Vacation Retreat at Boa Vista Village
Located in Porto Feliz, in São Paulo’s countryside, Boa Vista Village serves as a serene retreat, surrounded by nature. Designed by PSA Arquitetura for JHSF, the project maximizes the firm’s expertise in masterplanning, residential, and mixed-use developments. . Recognized with the International Residential Architecture Awards 2024, the project stands out for its innovation and excellence in the field. One of the key goals was to create a new typology for vacation residences, structured within low-rise buildings. This approach enhances density without compromising the region’s scenic, open horizons, preserving its bucolic charm. The proposal harmoniously integrates dispersed areas across various zones through an inventive combination of volumetric design, programmatic zoning, and landscaping — demonstrating the studio's architectural versatility and pioneering spirit.
The Boa Vista Village masterplan was envisioned as a weekend destination, rooting in the finest residential communities worldwide. According to Pablo Slemenson, partner at PSA Arquitetura, “The project is designed for users to enjoy an active, fulfilling lifestyle — brimming with adrenaline.” The program reimagines the charm of a small seaside town, weaving together beauty, comfort, relaxation, leisure, fine gastronomy, and high-quality retail within a setting of gently sloping hills and valleys. Spanning over 2 million square meters of preserved Atlantic Forest, the masterplan seamlessly marries nature and design. A softly curving plateau accommodates the wave pool, its amenities, and other Little Village facilities, optimizing both function and aesthetics.
The Surf Lodge merges hotel accommodations with residential units, offering layouts from one to four suites across seven pavilions, connected by a podium that houses communal areas, restaurants, and retail spaces. While the residential and hotel units follow standardized designs, they are distinguished by unique terrace configurations and placements within each building. Intimate areas feature generous bathrooms designed for relaxation and self-care, while social spaces connect living rooms, kitchens, and terraces, fostering family interaction. Interior design by Sig Bergamin and Murilo Lomas, who also contributed to the façade aesthetics, enriches the architectural narrative. Meanwhile, Maria João d’Orey’s landscaping complements the serene atmosphere and emphasizes the natural connection integral to Boa Vista Village.
The wave pool stands as the project’s signature innovation, embodying architectural refinement and an exclusive lifestyle. This feature offers a distinctive leisure experience that seamlessly combines entertainment and sophistication. Implementing the PerfectSwell technology for artificial wave generation required overcoming technical challenges, such as strategically locating its equipment on the lower level of the building, where the Boa Vista Village Spa also operates. This solution optimized spatial efficiency and enhanced the landscape, ensuring premium views for the surrounding structures.
Materials and detailings were meticulously chosen to evoke a serene, sophisticated ambiance. Dark green tiles bring depth and freshness to wet and outdoor areas, appearing in the indoor pool, Amenities Club awnings, and window frames, in which matte green aluminum was used, and embedded shutters contrasted elegantly with the glass transparency.
Traditional London-style bricks impart timeless elegance and warmth, making Boa Vista Village inviting for permanent or seasonal living. Light-toned paint complements green accents, reinforcing a tranquil, elegant atmosphere. Inside, light wood finishes align with the design, enhancing natural light in shared spaces and the lobby. For outdoor spaces, honed and stuccoed Navona travertine covers the pool deck, indoor pool, and Amenities Club floors, ensuring continuity in the architectural narrative.
By combining masterplanning, residential, and mixed-use strategies, Boa Vista Village exemplifies architectural solutions that harmonize diverse spatial dynamics with the natural environment. The project fosters a seamless integration between built and natural landscapes, creating a setting that balances innovation, functionality, and contemplation. More than a collection of structures, the Village offers a lifestyle centered on connection with nature, shared leisure, and aesthetic experience—reflecting a thoughtful approach to the territory and its possibilities.
