The BMI Monier Academy is the adaptive reuse of a warehouse with layered industrial history, transformed into a Corporate Training & Demonstration Facility within BMI’s Bukit Kemuning roof tile fabrication factory compound. The project repositions an industrial leftover as a purposeful hub where contractors and installers learn correct roofing installation methods. Design Narrative. The warehouse reflects the evolution of Malaysia’s roofing industry. Originally used by a local supplier for timber truss fabrication, it was later acquired by Monier, a leading roof tile provider. Following BMI’s acquisition of Monier, the warehouse was inherited and renewed. Investigations revealed the roof truss was constructed from Kempas wood, a dense Malaysian hardwood. Samples tested by FRIM confirmed its strength, enabling preservation. Restored and painted white, the truss anchors the academy as both heritage marker and architectural centerpiece. The original roof and floor finish were also retained, saving costs and reinforcing sustainability by reducing material waste. Design Strategy. Situated in a harsh industrial environment with little shading, the design minimizes openings and relies on solid wall enclosures to reduce glare, heat, and distraction. Sustainability extended beyond preservation: rejected roof tiles supplied by BMI were reused as decorative finishes at the entrance and refreshment area, turning waste into design features while embedding the company’s product identity. A palette of white and blue reinforces BMI’s brand identity, creating a professional yet restrained atmosphere. Spatial Strategy. The academy integrates multiple functions for training and engagement: Demonstration Workshop – A live installation bay for practical roofing practice. Seminar Room – For technical briefings and discussions. Refreshment Area – A hosting and networking space where BMI provides meals and visitors connect. External Rooftop – Showcasing BMI’s TPO waterproofing system in real conditions. Purpose and Impact. The BMI Monier Academy is not a conventional school but a corporate facility dedicated to upholding industry standards. By preserving heritage elements, reusing materials, and embedding sustainability, it demonstrates how adaptive reuse can advance corporate identity and industry trust.
