An infill project woven amongst historic homes and industrial warehouses, this three-story, 24-unit building reintroduces affordable housing appropriate to its setting. Representing the third phase in the redevelopment of Denver historic Curtis Park District, Blake Street Flats is just a short walk from Denver’s vibrant central business district.
The three-story, 24-unit Blake Street Flats project adopts the neighborhood’s palette of exposed concrete frames, corrugated steel, and humble historic images and combines them into unique, very modern units sensitive to the area’s historic context. Brightly colored corrugated metal boxes float above a continuous first floor porch with expansive windows in each unit opening onto the street and the abundant Colorado daylight. The “L” shaped plan holds the street edges, while defining a courtyard at the building’s rear for service access and parking.
Averaging 949 square feet, the units are 47 percent 3-bedroom, 50 percent 2-bedroom, and 3 percent 1-bedroom. Every unit has plentiful access to fresh air and day light, as well as expansive views. Ground-level apartments have individual front porches and doors that open to the street, while upper-floor units share sky-lit, airy stairs and feature individual cantilevered decks. In all units, the main living areas are in front to take advantage of picture windows, while more quiet uses such as bath, kitchen, and bedrooms are situated toward the building’s rear.
