In spring 2025, Golub Architects received a commission to design a townhouse complex in Zazymia, Brovary district, Kyiv region.
According to the investor’s brief, the task was to fit four terraced houses with a floor area of approximately 100–120 m² each onto a relatively compact plot.
Site analysis.
The plot is elongated along the street, but its orientation in relation to the north–south axis presented certain challenges: the southwest side was exposed to excessive sunlight, while the north side lacked sufficient natural light. Ideally, a meridional orientation (east–west) is preferred, so we had to develop a solution to ensure proper daylighting. An important advantage was the presence of mature pine trees on the site, which helped to mitigate overheating on the southern side.
Architectural solutions.
The most logical and effective approach was to design panoramic glazing on the main (southern) façade and introduce an atrium — an opening in the floor slab between the first and second levels — allowing sunlight to penetrate deep into the interior. This strategy not only improved daylighting but also created a sense of spaciousness, visually enlarging the relatively compact houses.
The investors also warmly welcomed our proposal to add an extra terrace on the third floor. This solution provides residents with a private open-air space featuring beautiful surrounding views, adding further value to the project.
Current status.
As of today, the foundations have been completed and construction of the first-floor walls is underway.
