This 40-unit, middle income building is located on a sloping site in the Fordham section of the Bronx. The site is irregular but the design successfully meets the design and parking requirements with minimum excavation below grade, as the site has a significant amount of bedrock. The project is in NYSERDA’s Multifamily Performance Program, and many sustainable elements were incorporated into the design, including an efficient and tight building envelope, as well as energy efficient boilers, elevators, appliances, and lighting. Daylight modeling was also carried out during the design phase to determine the best location of the building on the irregular site. The units, in an array of studios, 1 bedroom, and 2 bedroom units, also include efficient PTAC units, providing both heating and cooling to the apartments. Other amenities include parking for the tenants, a laundry room and community room in the cellar as well as a residential garden in the backyard.
