Since the Global Financial Crises there has been a change in the socio-economic paradigm but there is still a continuing increase in population migration to the Sunshine Coast. In this project ‘My Place’ a ‘back to the future’ approach has been taken. However, this innovative approach to row housing is on freehold title instead of community title. The site areas vary between 75sqm and 110sqm. The Sunshine Coast Council has been supportive, as most council organizations such as Brisbane do not allow such small freehold parcels. There has not been the usual town planning paranoia about set- backs. This has had the affect of developing street and community activation. All sale prices were around the $200 k mark. Preference was given to owner-occupiers, and those who wanted to upgrade from caravan parks. From an urban design perspective, the continuing challenge is to create ‘affordable’ housing precincts that are more diverse and richer than the normal hectares of gloomy traditional brick veneer. The project, along with future shop-houses gives some core inertia, variety and desirability to ‘affordable’ neighborhoods. In this case the urban terrace massing defines, activates and acts as surveillance for a large recreation green and children’s playground.
