The project is an adaptive reuse of a late 19th century, three level commercial contributing building in the historic district. The building’s condition was assessed and the historic
features evaluated so that an approach that respected the property’s past, but allowed it
to be rehabilitated for office and studio spaces. The 4,500 sf building had been vacant for
approximately four years and severely neglected for at least 10 years. The roof structure
needed to be rebuilt, a tree growing inside one of the masonry walls was removed and the
wall rebuilt.
The exterior design includes paint removal, repointing and rebuilding pressed brick masonry
and ornamental metal, restoring double-hung wood windows, recreating double
entry doors based on physical and photographic evidence, new roofing and waterproofing
at the basement areaway.
The interior rehabilitation includes retention of the historic room configurations at the first
floor front of the building including ornamental plaster ceiling medallions, pocket doors,
wood trim, and an open, wood stair. Alteration Level 3 of the Existing Building Code was
used. A waiver to retain the open stair as the only means of egress from the second floor
was granted by the local code officials and Fire Marshal. This waiver was possible with the
inclusion of a fire suppression system and fire alarms.
Energy Star roofing, equipment, appliances, lighting and other new elements were used to achieve LEED certification and capture energy efficiency tax credits. Other sustainable features include solar-tracking skylights, low-flow dual-flush toilets, automatic, metered plumbing fittings and other resource-stingy devices. Natural daylighting with integrated controls, low VOC and recycled content finishes help maintain a user-friendly and healthy indoor environment.
The project was LEED certified by the US Green Building Council in November, 2009.
