Located in Bedford Park, Bronx, Bedford Green House transforms an underutilized site constrained by a challenging through-lot shape and exposed bedrock into Project Renewal’s two-building community. Envisioned as a sustainable, socially integrated, mixed-population development, it promotes socialization, safety, and healthy living through biophilic amenities and aging in place strategies.
A landscaped courtyard links both buildings via a covered walkway, connecting residents to each other and to the main amenities floors. Designed for flexibility, the courtyard features a soft-surface play/yoga area, grill station, garden plots, and varied seating. Each building responds to its immediate context while contributing to the neighborhood through a public playground at Bedford Green House I (BGH I) and a 2,200 SF community health clinic at Bedford Green House II (BGH II).
BGH I on Creston Avenue is a 13-story, 84,000 SF building with 118 affordable and supportive apartments. Seventy-one units serve formerly homeless individuals, families affected by mental illness or substance abuse; the remainder serve low-income households. Shared spaces (community room, laundry, and supportive offices) are grouped with courtyard access to encourage informal interaction. A rooftop terrace with seating and a 1,500 SF aquaponic greenhouse supports horticultural therapy and urban farming. Its articulated massing combines textured dark blue-grey brick that integrates the bedrock with lighter EIFS above. BGH I is LEED Gold and exceeds Energy Star and NYC DOB performance standards.
BGH II on Jerome Avenue is a 17-story, 88,000 SF building with 116 units serving the same populations as BGH I with nearly half the units reserved for low-income older adults—fostering intergenerational connection and combating isolation. Supportive and communal spaces (occupational therapy suite and the Molly B. Kronick Library and Learning Center) occupy the second floor with courtyard views. Adjacent to the laundry, the 11th-floor terrace has planters and panoramic views. BGH II features a faceted brick façade paired with a recessed concrete volume. BGH II is targeting LEED Gold.
