Design Rationale
As with most of our designs a key consideration was to design to
capture the suns energy and keep it in with a highly efficient thermal
envelope. The concrete slab has dark tiles and a thermal break detail to the
perimeter and it is heated with a hydronic underfloor central heating system
powered by an very efficent water heat pump. In this house we have used PVC
windows for the first time which eliminates thermal bridging, so there is no
condensation. The insulated double glazing units have a special Low E coating
and are argon gas filled providing a much better thermal rating which with the
PVC frames is approximately double that of normal double glazed windows. We
think high spec glazing is important as the majority of heat loss is through
windows. Bathrooms also have undertile heating which is primarily for comfort
and can be used on a timer and outside the normal heating season when the main
central heating system is not in use. The lighting design is innovative and
energy efficient. Landscaping has a Japanese theme with maples and bamboos etc
and has automatic irrigation. It is a small site area approximately 290sqm but
like the house itself it feels spacious due to the design layout. The two
storey house is only 158sqm but has four double size bedrooms a spacious feeling
open plan living area and two bathrooms with large showers and one also has a
bath tub. As it has external access to the courtyard the lower level bedroom
could alternatively be a multifunction room, possibly an extra living room, media
room or home office. There is plenty of storage space designed into the home on
both levels. This home will be provided with a Homestar Certificate to verify
its rating 6 stars.
It has also come through the EQ’s with almost zero damage except some very
minor cosmetic stuff like repainting to bring it back to as new and repointing
some mortar joints to concrete block.
