Bavarian Motors Ilsan: Vertical Expansion for a Landmark BMW Dealership
The Bavarian Motors Ilsan showroom project is a vertical extension of an existing single-story A/S Center Building B, originally completed in 2012.
As one of the largest BMW dealerships in South Korea, Bavarian Motors offers comprehensive services ranging from vehicle maintenance to new and pre-owned car sales.
Located in Ilsan, Goyang City, the original A/S center has served the area for over a decade. Now, nearly 12 years after its initial construction, the facility has been expanded to include a brand-new showroom.
A key challenge of the project was ensuring that the A/S center on the ground floor could remain fully operational throughout the construction process.
Additionally, the design needed to establish a harmonious relationship between the existing structure and the new addition, while integrating seamlessly into the urban landscape.
To achieve this, the original structural framework of the A/S center was preserved and selectively reinforced.
This strategy allowed for the addition of three new floors above the existing structure, accommodating expanded showroom space and office facilities.
What was once the rooftop parking area of the A/S center has now been transformed into a welcoming plaza for the new showroom.
Featuring stone paving and a refreshed landscape design, this elevated plaza serves as the drop-off area and creates a distinctive entry experience.
It also offers unique spatial and visual connections from within the showroom.
The first floor of the new addition serves as the main showroom and handover zone.
Designed with a double-height ceiling, it enables visual and spatial connectivity to the office area located on the mezzanine level.
The curtain wall is set back behind the columns, allowing the upper mass of the building to naturally form a canopy.
The second floor is a mezzanine-level office zone nestled between the showroom levels on the first and third floors.
From here, staff can visually engage with the activity on the showroom floor below, reinforcing a sense of openness and interaction.
The third floor houses both office functions and additional showroom space for new and certified pre-owned BMW vehicles.
The curtain wall system on this level utilizes fritted glass panels with a gradient pattern.
The gradation increases in density from bottom to top, offering visual transparency at eye level while providing shade above—enhancing summer energy performance and occupant comfort.
This vertical extension not only maximizes the utility of the existing structure but also redefines the site’s presence within the city, offering a bold yet contextually sensitive addition to Ilsan’s urban scenery.
