We were approached by the City Of London in 2016 to redevelop the void space of the brutalist brick listed structure on Aldersgate Street. The building was originally conceived by the Barbican Estate Architects, Chamberlin Bond and Powell, as a gateway building to the podium level, with a linking bridge across Aldersgate Street. The bridge was never built and the ground floor and basement toilets were converted into an Indian restaurant.
Our proposals are based on a previously approved change of use planning and Listed building approval of 2008 for a single residence, which was never constructed. We have sought to retain the maximum openness at podium level that will remain public realm. The 2 bed apartment will be accessed from podium level, using the existing staircase to the first floor level. A new mezzanine bedroom floor has been inserted, with long slot windows to the rear east elevation to provide natural ventilation and views. The scale and the proportion of the Aldersgate arch have been retained with the careful detailing of the new timber framed triple glazing, to cut out street noise and insulate the apartment.
Initially we sought to have an external stair and roof terrace / green roof, but these have been resisted by the planners, 20th Century Society and local Barbican resident groups. We have worked closely through consultation with all parties to revise the proposals to an internal new stair and to omit the private roof terrace. Planning approval is due by the end of 2016, with construction slotted for 2017.
