This conversion project brings a fresh perspective to urban living by taking a dated, underperforming office building and breathing life back into its bones. With bold textures and natural color palettes, Balsa offers an elevated living experience in the heart of DC. The project converts an existing, dated office building into 222 modern urban apartments. Designers resourcefully reused the existing garage structure and first two floors to serve as a podium to add nine new levels on metal stud bearing wall construction above. A new central courtyard was added to bring additional light and air on a mid-block site that only had light on three sides. The new penthouse houses extensive amenities, including a club room, large gym, and covered outdoor entertainment areas.
