This 1914 house in the Ballard neighborhood of Seattle underwent an extensive remodel that doubled the usable space of the home and created a more functional layout for the family of four. In the unfinished basement, the existing foundation was properly waterproofed and a new concrete slab installed prior to finishing out the space – which includes a den, 2 bedrooms (one of which can be used as extension of the den), bathroom, laundry and ample storage within an existing crawl space (which was converted to a heated, “short basement”). The main level was opened up (both horizontally and vertically) to allow for better flow and natural light, with a new kitchen layout and stair location. A ladder goes to small loft space created from the addition of a new roof dormer. A geothermal heat pump, high efficiency hot water heater, new windows and doors and insulation vastly improve the home’s energy usage.
