From the very outset, Australis has been focused on providing the very best seniors living accommodation for the growing age group in Western Australia. Needs and expectations have changed over the past ten years, with the baby boomer cohort entering the market. Residents are now moving from large family homes with quality features expecting the same or better in a senior living offering. Apartments are all designed to the Gold Standard of the liveable Australian Design Guidelines, including level balcony thresholds.
The unique aspects of the site leading down to the bushland and Bull Creek were quickly identified as an area which needed to be effectively unitised. The focus was to create community place which encouraged residents to venture out and interact with their neighbours and the environment.
We believe that the communal space for an aged community must be legible, easy to locate and navigate. This concept resulted in a centrally focused spine of activity, encouraging connectivity both internally and externally and reinforcing a legible way-finding route throughout the development.
In early design stages, the Master Plan and staging of future development were of critical importance. This initial stage was purposely built on the edge of Leach Hwy, the furthest point from the existing residences along Bullcreek Rd. This meant the impact of such a large form on the surrounding community was reduced and enabled the future smaller-scaled buildings to be built on the balance of the developable land.
The facilities within the new development provide for both the apartment residents as well as the existing villa residents already located within site. A wide range of spaces are presented, including:
• Casual lounge areas with fireplace and grand piano
• Café and shop for essential resident provisions
• An active lower lounge area
• Bowling green flowing out from the active lounge space
• Flexible function room which can be separated for dining, temporary chapel and meetings
• Two Activity rooms
• Heated pool incorporating broad entry steps for easy access
• A well-equipped gym space, which extends out to a future mini-golf course.
The use of Linished Brass and extensive Donnybrook Stone offer this building a timeless quality and unique appeal.
The Australis building is designed and constructed as a 4-star equivalence green star.
Green star initiatives were;
• Building tuning of mechanical and electrical installations
• Electrical monitoring systems
• Environmental management plan
• Construction environmental management and reporting
• Overall building energy minimisation
• Rainwater re-use
An additional measure was trickle vents placed in the external walls of the apartments to minimises the risk of mould and moisture build-up within apartments, an aspect which is especially important in seniors housing where respiratory diseases can have such are marked effect on the health and wellbeing of elderly residents.
Resident Feedback has been glowing. The Project has been a success for all involved, as was shown through winning 2019 WA UDIA award for seniors living.
