The building distinguishes itself through the incorporation of linear planters across the façade, which play a fundamental role in the environmental and compositional dynamics of the architectural envelope. These elements function not only as landscape components but also as devices that integrate vegetation into the vertical plane of the structure, effectively extending the streetscape’s green layer upward. The deliberate offsetting and variation in the balcony layouts introduce volumetric articulation to the façade, ensuring that each residential unit possesses a distinct spatial identity and enhancing the overall perception of a low-density, house-like living experience within a multi-residential context.
The communal and circulation spaces are organized across two distinct levels to optimize flow, privacy, and operational clarity. On the ground floor, the program includes two separate access halls—one dedicated to units ending in 01 and the other to units ending in 02—ensuring efficient vertical distribution and minimizing cross-circulation between stacks. Adjacent to these access points is the condominium wine cellar, strategically positioned to serve both residential groups while reinforcing the building’s shared amenity infrastructure.
The units identified as final 01 are oriented toward the west, taking full advantage of sunset exposure. Their living rooms feature a 180-degree panoramic view, a characteristic that maximizes the benefits of the site's privileged elevation along Coronel Bordini Street. This visual amplitude allows residents to experience a broader relationship with the urban surroundings and the distant landscape. Conversely, the units identified as final 02 are oriented toward the east, receiving direct morning sunlight. This orientation enhances thermal comfort throughout the day and provides greater privacy, both of which are considered key performance attributes of this unit typology.
Materially, the project establishes its aesthetic and structural expression through the combination of exposed concrete—highlighting its tectonic honesty and structural clarity—with wood-pattern cladding elements that introduce warmth and material contrast. This composition reinforces the building’s architectural identity and aligns the development with contemporary Brazilian architectural practices, which emphasize the integration of natural elements, the use of authentic materials, and the articulation of volumes through functional design decisions.
