An upstairs artist's studio above the "garage" that is an office and study below. Abundant natural lighting from north-facing wall's upper windows and a loggia on the upper story with large windows on three sides that provide light, a way to be outdoors to relax, spray fixatives, and remain in private on a noisy alley backing onto a commercial street. The upper story is framed in 2x6 for better insulation and the small heat pump, located in the loft, runs two wall pack units with remote controls and motion sensors. The loggia, open at the east, is covered by an owner/designer-built acrylic skylight from 1/8" Plex bent over wooden framing. The 1/8" Plex easily held a major snow load and survived a tornado force storm that stripped off half of the shingles. Craftsman influence is enthusiastically acknowledged on the large canopy and brackets. All post and beam connections to rafters, stringers, and railings are bolted. Cement wall board panels on lower story, cement lap siding above, the place is highly fire resistant, came in below $50K with fees, permits, and HVA/C system, and the artists can work in the studio most days without the lights on. Many windows are from the Habitat Restore in Richmond.
