Our site is located in Arbil, a major transit hub for people and a center of international trade; located within a walking distance of Kurd Medical Hospital, it occupies a key location at crossroads.In order to meet the client’s requirement for a high-end retail & office building:- The mall occupies the ground and first floor, as the espalanade on the ground floor attracts pedestrian movement, and the skylights of the podium animate the first floor experience.- The second floor is reserved for a corporate office that would enhance its image with the landscaped podium esplanade overlooking the main streets and the mall below.- The offices extend from the third to the 13th floor in a flexible combination of different office sizes.- The building represents a playful combination of glazed bricks, laid vertically and horizontally, animated with elegant sunbreakers with different intensities of shading and illuminations for a comfortable working environment.- For the mall, a metallic structure frames the advertisement panels in a random rythm that can mutate according to the tenants.- Two entrances lead to the mall, while the office building enjoys a seperate private entrance, connnected to the mall.- The Podium is reccesed from the street frontage to articulate the pedestrian experience and invite people into the mall.- The office Building extends along two directions, occupying the key location at the crossroads and overlooking the landscaped podium.- The offices are laid along three strips articulated around a glazed “L” shaped circulation core with an optimized view towards the streets and the landscaped podium.
