Along the edge of Rowlett Creek in Collin County Texas north of Dallas, and overlooking a nature preserve, the design for this project is focused on a dialogue with nature. In addition to vegetative elements as part of the building façade, common areas extend out and over the floodplain line and into the adjacent forest, creating a truly blurred boundary between nature and building. An occupiable roof deck in conjunction with exterior circulation paths leverage the atypical form of this shell and core development, and activate the exterior spaces to the same level as the interior. The modern materiality accommodates uses ranging from restaurant and retail to office and medical clinic space, creating a true 24-hour venue inside the 10 acre master planned development.
