The entire building is conceived with an in-depth study of the city, its growth and its urban configuration, respecting the built environment, with the intention of participating positively in the consolidation of sustainable growth in urban and architectural terms. This objective is consolidated through an in-depth study of the Urban Code, the implementation of the work, its limitations and its possibilities, thus determining the resulting volumes. In the same way, Estudio Forcinito Arquitectos always has as its premise, the production of spaces that benefit the future users of their projects, seeking to generate a unique experience in the act of inhabiting.
The volumetric conformation of this building results from the analysis of the environment and the urban regulations that define it. Projected during the transition period from the Urban Planning Code (previous) to the Urban Planning Code (current), the volumetry responds to a typological combination. Located in what was previously the C3II zoning, the volumes between party walls respond to the maximum heights allowed, dissimilar between the two streets that make up the property. In the corner, the tower detaches itself from the boundaries, forming an independent body that respects the maximum heights of a free perimeter volume. In this way, the urban profile is consolidated without disruption, while the free-standing tower forms a landmark in the neighborhood that materializes the corner as a morphological and symbolic value.
Alive is a continuity in the urban thinking of Forcinito Arquitectos, developing innovative typologies, avoiding exposed boundary walls and consolidating the urban profile. The general morphology arises from the intersection of two volumes, one that takes the maximum height by Code and another in a corner, which emerges consolidating the verticality of the composition. This logic is also accompanied by materiality, where the exposed concrete strip balconies of the lower volumes seem to disintegrate when they meet the fully glazed corner volume. Inside, these balconies penetrate the outer skin creating storage spaces for the units.
Programmatically, it is a residential building developed on 13 levels, with units from 38m2 to 76m2. With amenities such as a gym, solarium, rooftop with barbecue area, outdoor pool (both with panoramic views of Buenos Aires). It also has two underground garages and bike parking.
