Al Manara Office Building is conceived as a single, unified volume set along Sheikh Zayed Road calm, deliberate, and clearly defined within the intensity of its surroundings. Rather than competing with the visual noise of the corridor, the building establishes its presence through restraint, proportion, and clarity of form.
The project moves away from fragmented massing and instead adopts a monolithic approach, where the building reads as one coherent entity. This simplicity is intentional. It allows the architecture to feel timeless and robust, while creating a strong identity that does not rely on excessive gestures.
At the heart of this solid volume, a single courtyard is carved out a quiet void that becomes the central focus of the project. This courtyard brings light and air into the depth of the building, but more importantly, it creates a moment of calm and orientation. It is the internal reference point around which movement, views, and daily activity are organized.
The ground level is shaped to maintain a clear relationship between the building and its edges addressing Sheikh Zayed Road, the service lane, and the pedestrian paths with subtle openings and controlled permeability. Rather than fully opening up, the building reveals itself selectively, reinforcing a sense of solidity while still allowing access and interaction.
Internally, the layout is efficient and rational. Basement levels accommodate 187 parking spaces, while the ground floor integrates lobby areas, food and beverage, offices, prayer rooms, and the central courtyard of approximately 595 sqm. The upper floors provide flexible office spaces arranged around the courtyard, benefiting from natural light, views, and access to terraces, with a total leasable area exceeding 7,000 sqm.
The facade follows the same logic of restraint. A disciplined system of vertical slats defines the elevations, creating depth, rhythm, and shading. The material palette warm grey GRC, champagne-toned metal, aluminium, and light grey glass is carefully balanced to emphasize texture and proportion rather than contrast. The result is a building that feels solid yet refined, expressive yet controlled.
The project is about clarity and presence a single mass shaped by subtraction, where the courtyard becomes its core, and where architecture is defined not by complexity, but by precision and intention.
