RETHINKING TERRACE - an affordable housing scheme
With the current terrace housing design in Malaysia, there are a lot of questions raised by user which challenge the issues of privacy, safety, cost, growth and community values. We figure that we should find a balance between these issues, by re-thinking the problems and solving it by 're-tweaking' the current typical terrace design palette in Malaysia.
Layout and Orientation
The design approach came from re-thinking of the private space vs public space of our Malaysian terrace house. In this case more privacy is achieved by the tilting of the individual unit in an angle so that the units are not facing each other, and this ‘tilt’, at the same time creates pocket spaces for the bazaar and lanai.
The tilted orientation allows for a wider frontage, which parks 2 cars comfortably, alongside the yard for drying activities which may spill over and share usage of the car park. The kitchen is positioned at the front of the house and such that it has visual links to both the front entrance and the bazaar beyond the living hall.
The bedrooms are faced away from the bazaar area for more privacy, whereas the living hall has windows opening out to the bazaar to promote more interaction.
Ventilation and Sunlight
Adequate natural ventilation is vital in creating a comfortable living environment especially in our topical climate. The traditional concrete vent blocks are used to create patterns with a function. Naco windows are used to improve cross-ventilation within the unit. The kebun or internal courtyard brings light into the living area in times when privacy is needed at the living hall.
Materials and Green Building
Perforated walls, naco windows, high ceiling and an internal courtyard provides for sufficient natural light and ventilation throughout the house hence reducing and even eliminating the need for air-conditioners. Rainwater collected from the roof is stored in the pond at the lanai area and can be for washing or gardening while being visually pleasing. Onduline roofing sheets are used as a basic roof system as it is environmentally friendly, economical and gives good heat and sound insulation.
Extension and Growth
When the family grows and more space is needed, the double volume space above the living and dining area can be covered up for becomes 2 extra rooms on the 1st floor. The external façade will not be affected by the extension.
Community and Interaction
The concept for the masterplan is to link the individual housing unit to the community via a green pedestrian linkway. This pedestrian linkway becomes a bazaar area - an area for communal activities, an area created for local small businesses like selling homemade food stuffs, groceries, artwork, etc.. A reflection of our Malaysian “Pasar Tani” or “Pasar Malam”.
The pedestrian linkway also serves to segregate the pedestrian and vehicular traffic and provides safe access for residents to communal infrastructures such as bus-stops, schools, community centres, childrens playground, etc as well as shops and offices.
