Project Brief
The Docker Street development is a bespoke, architecturally detailed apartment complex designed for discerning buyers, particularly those seeking a low-maintenance, high-end living space. Located approximately 50 meters from the Elwood foreshore and surrounded by 1930s homes and apartments, the development stands out in the market for its fine architectural detailing. The building consists of six spacious apartments, two on each level of the three-storey structure, each approximately 175 square meters in size. The development features a predominantly concrete facade and includes a basement car park.
Sustainability Outcomes
The Docker Street apartments achieve an impressive average 8-star NatHERS energy rating, with some units reaching up to 8.6 stars. This high level of sustainability is achieved through passive thermal design practices, including deep eaves, cross ventilation, thermally broken double glazing, and exposed concrete ceilings that provide excellent thermal mass. These design elements ensure a constant internal temperature in both hot and cold conditions. Additionally, the upper levels of the building benefit from roof gardens, contributing to the overall sustainability and livability of the apartments. The thoughtful planning also minimizes wasted corridor space, enhancing the efficiency and comfort of the living environment.
Building Materials
The Docker Street development features a robust and aesthetically pleasing selection of building materials that complement its architectural design. The building’s facade is primarily constructed from concrete, with profiled concrete balconies and black chrome stainless steel-wrapped columns adding to its modern appeal. Operable aluminum louvres on the east and west elevations provide privacy and diffuse sunlight for the main bedrooms. The interiors, designed by Hecker Guthrie, include high-quality finishes such as terrazzo and marble in the bathrooms and kitchen.
