An I.T. services company acquired a former apartment building and needed to change it into their new business office. The architectural concept was to integrate daylighting for well-being by modernizing the existing building’s brutalist façade. This was achieved with economy by removing the masonry between windows to create a larger opening that could also frame a new entry canopy. Energy upgrades improved the thermal performance of the building’s solid masonry walls by applying spray foam insulation to the perimeter walls and roof deck. Original single pane windows were replaced with insulated and additional fire-rated windows were added due to their proximity to the property line to allow more daylighting. LED lighting systems were also introduced for energy efficiency.
