The 80 M Street project is the first ever mass timber renovation of a commercial office building in Washington, DC. Located in the city's Navy Yard district, the project will add 100,000 SF on three-floors of overbuild -- constructed primarily of mass timber and glass curtain wall -- to the existing seven-story building. The addition produces two floors of leasable tenant spaces featuring 16-foot-tall ceilings, while a third penthouse level offers a combination of private office and amenity spaces. The design calls for multiple outdoor spaces: a private terrace on the eighth floor created by pulling back the exterior glass line, and public penthouse level terraces that connect to the clubhouse.
