8 Australia Avenue is centrally located in Sydney Olympic Park’s town centre, close to restaurants, cafes, train stations, and the many sporting and entertainment facilities the area is famous for. The state-of-the-art property consists of five levels of 1,200m2 floor plates plus an additional 675m2 of retail space on the ground floor. There is also space for 121 cars over two levels of basement parking. The building was successfully fully leased two months prior to completion, with Watpac Construction, Fujitsu, and the Sydney Olympic Park Authority as the main tenants.
The building has received a 4 Star Green Star—Office Design v2 rating from the Green Building Council of Australia, and has been designed to achieve a 4.5-Star NABER Energy rating. Environmentally sustainable design features include grey water recycling, and good solar orientation and sun shading to allow less reliance on air-conditioning systems. It also features efficient electrical and hydraulic fittings, zoned lighting and air-conditioning, after-hours switching, and finishes chosen for their environmentally friendly characteristics.
The project also won the New South Wales (NSW) Australian Institute of Building (AIB) Professional Excellence Award for Commercial Construction ($10–$50 million), the AIB National Professional Excellence in Building Award for Commercial Construction ($10–$50 million), and the NSW Master Builders Association Award for Excellence in Safety for Construction
(less than $50 million).
