The overall goal of this project was to design and build a luxury residential building that would be seen as part of the continued renaissance and transformation of Midtown Manhattan. 306 west 48th Street is a landmark building, developed by 785 Partners, LLC and designed by Ismael Leyva Architects and is located on the edge of the ‘skyscraper belt’ on 48th Street and 8th Avenue, Midtown Manhattan.
Built on granite bedrock, the building is comprised of 122 residential condominium units over 43 floors, with an average of three units per floor. All units are south facing and the majority of units have views over Times Square, Downtown and the Hudson River.
The ground floor consists of a residential lobby, commercial space, and a business centre including conference facilities, which extends to an outdoor garden in the rear of the building. The lobby has double headed ceilings with a concierge station. The building’s two entrances off of 48th Street and Eighth Avenue will provide access to the main residential lobby, as well as the retail. The below grade space includes a fitness center and a lounge space.
Each apartment features high ceilings, floor-to-ceiling glass windows, wood floors and stone and porcelain interior finishes. The units on the second and seventh floors include outdoor terraces and each of the units from the 9th to the 43rd floors has balconies. The rooftop has outdoor terraces with hot tubs as part of the 43rd floor penthouse and 42nd floor apartments.
The oddly shape and narrow lot required a "narrow lot" design to comply with existing zoning conditions. The 785 Eighth Avenue lot has a mere 25’ frontage on Eighth Avenue; on West 48th the frontage measures a measly 16’8". Air rights from the lot next door was purchased and zoning from the recently-enacted Theatre Sub-District zoning regulations were applied.
