The Hochschild, Kohn & Co. Service Warehouse, originally constructed in 1942 and now part of the Market Center National Register Historic District, is an adaptive use project that has transformed the 216,000SF site at 520 Park Avenue into a variety of ground level retail spaces and 171 apartments above.

This building's modern transformation incorporates a unique and expansive courtyard that was carved out of the building's center. This allows double-loaded corridors with half the units overlooking the street and half overlooking the courtyard creating a sense of community. The ultra modern aesthetic of the lobby infused with color is meant to capture the curiosity of street traffic and provde an edgy yet luxurious environment to attract local professionals.

The interior exposed courtyard includes an original support column that has been transformed into a working water feature, a fireplace, small outdoor grilling area, hardscaping and plenty of room to entertain. Residents can relax around the fountain or other benches to enjoy the outdoors in the middle of a busy urban location.

Further amenity space includes a business center, fitness & yoga center, cyber cafe, dog wash station and multi-purpose rooms. Additionally, the ground floor retail space boasts a vibrant food marketplace that houses local artisan vendors. While embracing a true urban context, these luxury apartments have been rated with a Walk Score of 91 and a Transit Score of 100 making 520 Park Avenue a model example of an adaptive use project for any major urban center.
