Just steps from MIT, 450 Kendall lives at the center of the cutting-edge global life science market in Cambridge. Planning a building within BioMed Realty’s ten-acre, award-winning Kendall Square development was challenging due to complex zoning and the increasing demand for boutique incubator spaces for VC firms and the innovative tenants they attract. Today, 450 Kendall serves as the crown jewel of the neighborhood, and a nucleus of activity for BioMed’s Kendall Square portfolio.
450 Kendall has an unusually small footprint at 12,600 sf, nearly 25% smaller than a typical lab building. This, along with its flexible lab capable/office ready design, and the collaborative nature of the ground floor and plaza, makes it unique. Design solutions to significant permitting changes became assets, like stepped terraces overlooking the park and canal. Due to the speed at which biotech companies evolve, the building was designed as office ready but lab capable. This flexible infrastructure allows tenants to “plug and play” as needs change, while shared huddle areas, lounges, and meeting spaces stimulate collaboration.
Architecturally, outside-inside connectivity reflects the interactive research community. The design was centered on a ground level restaurant and meeting space that acts as an innovation hub for the neighborhood, bringing buzz and activity to the building.
Faceted glass makes visible the uses within and refracts the light of the sky and surroundings. Unique features include a custom “Nerve Center” sculpture and the lobby’s “Innovation Clock” that invite engagement with the building and grounds. This data-powered, interactive art uses LED lights to visualize unfolding stories of innovation. Sunshade systems moderate the solar gains while creating visual interest. The plaza and landscaping contribute to the connectivity of the site. This LEED Gold certified building is 100% leased and provides a truly unique, first class lab space at an intimate scale.
