44 East Ave is a 49-story, 309-unit condominium tower located in Austin, Texas. Rising 570 feet, it is today one of the city’s tallest structures and an influential addition to the downtown skyline. While that feature alone makes this new downtown community unique, it is further distinguished by how the design embraces its busy urban site and the active nature-loving lifestyle that characterizes the city’s culture, projecting laid back elegance inside and out. As described below, starting with the neighborhood and then moving up to the residences, 44 East is a sustainably designed testament to its diverse community and unique natural surroundings.
Located in the vibrant Rainey Street District, 44 East Ave boasts easy access to the once single-family residential neighborhood turned entertainment hub of Austin. The area features bars, restaurants, cultural, and nightlife attractions while its front door opens to the adjacent greenbelt parkland, hike and bike trails, and Lady Bird Johnson Lake. This front door vista had such a powerful effect on the developer that they partnered up with the local Trails Foundation to contribute funds that help protect the city’s storied trail network and champion local park improvements. Taking advantage of connections to this neighborhood, reinforcing the active pedestrian scale, and blending with nature each served as primary design drivers.
The residential tower will be the firm’s second high-rise development in the district. The design team utilized its familiarity with the neighborhood and knowledge of the benefits that building on the periphery of the urban core can bring to the project. With less traffic congestion, closer connection to parkland, and a lesser likelihood of development blocking views of the city and the lake, the site conditions informed the tower’s form and ability to capture stunning vistas on all sides.
Sustainability and resilience strategies were integral to the design from the onset of the project. In 2023, 44 East Ave achieved an Austin Energy Green Building 3-star rating. Massing orientation was optimized to limit solar heat gain while maximizing views. Materials, such as high-performing glazing and durable metals, were chosen based on their ability to minimize the building’s environmental impact. For example, the building’s exterior glazing was designed to meet or exceed criteria for the LEED pilot credit on Bird Collision Deterrence. Vertical shade fins to the west and east and balconies on all the facades were determined through energy modeling executed early in the design process. The shallow unit depths maximize access to daylight and views and reduce energy consumption. Reclaimed water storage is utilized for irrigating landscape, which is primarily low- or zero-irrigation native plantings. Additionally, the design allowed for the preservation of several large heritage trees, creating a lush pedestrian experience that seamlessly blends into the adjacent parkland.
The building anchors to its site via the podium. Comprised of levels 1 through 10, and housing 559 parking spots, the massing plays a critical role in addressing the neighborhood’s character. At the street level, the podium encourages a continuum of the vibrant park and pedestrian environment with its colonnaded porch that effortlessly bleeds into unique restaurant spaces and outdoor dining. Building-mounted planters on the podium work to breakdown the scale of the massing, while deepening the connection to the vegetative parkland and providing a more pleasant experience inside the garage.
A fluid curved-glass atrium welcomes 44 East Ave residents and visitors into the lobby with a light-flooded space that brings the outdoors in. With its oversized laminated glazing and lighting designed to mimic the sun’s changes in color temperature—aligning with occupants’ circadian rhythms and encouraging interior plant growth—the ground-level is all about amplifying the trees, water, and urban setting while the landscape design brings the park to the building. This connection to the environment is carried through the architecture and interior design of the amenity spaces and residences above.
A nature-soaked urban oasis defines the design of the amenity spaces on Level 11 where a cenote-inspired pool, lounge, game rooms, family room, and dog lounge are all interwoven with gardens filled with native plants. An additional, spectacular amenity space is perched high-up on Level 37 where a lounge and outdoor seating are oriented to take advantage of sweeping views of downtown, the lake, the greenbelt, and the rolling Texas Hill Country to the west.
Residences range from one- to four-bedrooms units with 16 penthouse units occupying the top four levels. The European-style design of the residential units is airy, spacious, and precise with finish options offered in three palettes —classic, natural, and dramatic. Italian, bespoke cabinetry pulls away from the wall to lend to the feeling of the millwork floating in the space. Floor-to-ceiling windows create bright and airy interiors with long, panoramic views and all units have balconies enhancing access to the outdoors and fresh air. Interior finishes were chosen with the goal of creating high indoor air quality for residents and visitors alike.
