419 at Railspur is an extensive renovation and addition designed to bring 100 years of new life to a building that was unsafe to occupy and showing its age. The certified LEED Platinum project features a full seismic retrofit, all new MEP systems, and a new elevator/restroom core. A new penthouse addition, constructed of sustainable CLT mass-timber, houses a 40kw solar array and lush rooftop terraces.
A unique external stair tower, also constructed of CLT mass timber, occupies part of the retired railspur along the building’s north edge. The tower marks the building’s reimagined entrance and acts as a gateway into the newly revitalized alley-scape. To further support activation, the project needed to be open on all sides, not just on the street-facing facades. Preservation guidelines required that openings be made by removing previous infill masonry or by turning windows into doors—cutting extra material out from under existing headers and arches to meet the alley level.
To improve the pedestrian experience at the street level, the historic sidewalk along the building’s east façade was rebuilt, including the replacement of its glass sidewalk prisms that had been previously covered over with blacktop. At the south edge of the building, the parking strip was widened by 8’ to extend into a vacated parking lane. This increases safety by shortening the crossing, while creating a sunny “parklet” for the public to enjoy its new street-level food and beverage options.
