3100 Clarendon Boulevard is an iconic office building in Arlington, Virginia, whose interior has largely been hidden from the public while being occupied by the Department of Defense. A complete interior renovation, as well as updates to the fenestration and retail pedestal, have brought a contemporary language to the classic building, being offered for the first time as a Class A leasable space.
The project is an extensive renovation of a high-visibility, 14-story office postmodern office building in front of and connected to the Clarendon Metro Station. Originally designed by DC’s erstwhile Martin & Jones, the existing post-modern tower facade received a subtle refenestration, while the retail podium has been completely reclad with new, expanded retail glazing.
The tower fenestration was redone in strategic areas to enhance the existing building aesthetic and increase daylight. The interior of the building features a lobby with natural stone flooring with wood veneer accents on the walls. Feature walls of stone will enhance the elevator lobbies on the first and second floors (double height atrium). Typical floor lobbies will be finished to a base building standard. The Project is designed to achieve LEED® certification.
An important challenge was to enhance the main public spaces which connect directly to the Metro Station while capturing additional lease area. The design added new monumental stairs that connect three floors directly to the Metro and parking garage.
A public entry plaza was redesigned to enhance the primary building entrance and to meet the outdoor dining requirements of the retail restaurants.
