Located in the heart of Cherry Creek North 270 Saint Paul seeks to crystallize the urban condition in a center-city neighborhood and utilizes a vocabulary of modernism to extend the shaping of public space.
The four story structure at 270 Saint Paul Street effectively fills its site, reinforcing two street frontages, the existing alley network and a common property line. The 40,000 square foot project has one level of below-grade parking, retail and the office lobby at grade, and two levels of office space above.
A key organizing element of the building is an almond-shaped plaza defined by a three story glass and limestone wall at the north edge of the building. In a neighborhood of tight, regular street fronts, this space serves as an anchor of public gatherings such as runway shows by the clothier on the first floor, or a performance plaza for neighborhood festivals. The at-grade retail component is defined by a lower wrap of expressed beams and columns which exert their own geometry lessons, instructing the passerby with inflected plan geometry and honed stone cladding. Tapering columns perch lightly at the sidewalk, and deeply set storefront glazing frames ground floor storefront displays.
