Foncière Logement is an association funded by Action Logement. Its purpose is to produce unrestricted rental housing for employees in order to diversify housing stock in areas undergoing renovation and ensure a social mix. It's aimed at households with higher incomes than those eligible for social housing. To achieve this, the AFL builds homes that are larger than usual and that comply with quality specifications.
The agency, through its commitment to social housing programs and its willingness to work in disadvantaged areas on the outskirts of Paris, is perfectly matched with the ambitions for social mix and very high quality design developed in the ANRU sectors of Foncière Logement.
The quality of the relationship between the AFL and the Benjamin Fleury agency can be seen in the number of joint projects they have completed. After an initial delivery of 33 homes in Orléans in association with Paul Chemetov, followed by two others in Pantin (also in the Villette Quatre-Chemins district) and a fourth in Villeneuve la Garenne, the Aubervilliers project is the fifth to be delivered jointly. The last four developments listed above were completed under a joint venture with MDH Promotion.
HERITAGE AND INSERTION
The project is located in the Auvry-Barbusse 93 Zac, part of the "Villette-Quatre Chemins" urban renewal scheme, which covers the southeastern quarter of Aubervilliers, bordering Paris and Pantin. This urban project, led by Sequano and the TOA urban planning agency, aims to develop blocks organized around the creation of public (Square Jean Ferrat) and private green spaces and recreational areas, in this district where the lack of green spaces is currently most acute. The project is being developed on two plots of land that link the northern and eastern corners of Square Jean Ferrat:
- Building A runs along the frontage of the park, and is intended to complete the composition of the neighboring wooden development of 3 housing blocks with a fourth block articulating the corner of Henri Barbusse and Auvry. streets
- The B+C building plot faces the park and opens onto the corner of Auvry and des Postes streets. As an urban seam parcel, it is intended to create articulations linking the neighboring dwellings of varying scales around a highly planted courtyard.
VOLUME AND MATERIALITY
The TOA urban project proposes "an intertwined city" : here, new constructions combine, alternate and assemble with existing ones, using a mix of contemporary and traditional styles and materials.
The purpose of the project is to create an architectural transition between the contemporary wooden design of the project, which opens onto the square, and the Faubourg-style design of the neighborhood, with a specific style that is both respectful of the spirit of the place and contemporary. To achieve this :
- we opted for a composition using two materials: wood, a reference to the park project, and terracotta, which is widely used in the Villette Quatre-Chemins district, to respect the three historical registers of base, body and roof used in Faubourg buildings:
- The storefronts of the two shops and the business premises, together with the use of porches leading to the lobbies, form the language of the plinth.
- The body is punctuated by the composition of strictly aligned and spaced windows, and the wood cladding of the exterior spaces, which enlivens the facades and enhances the composition,
- Sloping roofs create lively ridge lines, adding dynamism to the rigorous structure of the facades. In this way, the project is fully in line with the urban planner's ambition for an interlaced city.

BIOCLIMATIC DESIGN
The current floor of Building A is mainly composed of 2 angled T2 apartments facing due south onto the park. The rear T3, positioned at the corner of the two streets, faces both north and east.
On the top floors, the two T3s are combined into a T5 duplex, and the 2 T2s under the roof are merged into a second T5.
The current floor of building B features east-west-facing, walk-through apartments. The wet rooms face due north, so that the living rooms can take advantage of the west-facing aspect, which opens onto the park.
The current floor of building C comprises two through-flowing T4+T3 apartments facing north-south and east-west, with living rooms and loggias opening onto the heart of the block. The central T2 apartment faces north-east and south-east, with a living room featuring a loggia at the tip of the building to capture maximum sunlight. From R+3 upwards, the north-facing T2 benefits from a second terrace set into the roof.
All units have a generous outdoor extension for enjoying daily meals in fine weather, or simply spending time reading in a deckchair.
These outdoor spaces are treated as loggias, providing an intermediate space sheltered from the rain, and are protected by a wooden double skin that creates privacy facing the street, filters sunlight and offers a warm atmosphere.
The recessed façade behind the loggias also prevents the living rooms from becoming stifling greenhouses in summer.
CONCLUSION
From the shapes and materials chosen, to the bioclimatic and living qualities attributed to the housing, this project is a singular response, articulating two eras in the perspective of the intertwined city with as much respect for the memory of the place as for the precise integration into the urban renewal project already underway.
