International real estate developer Hines selected Gresham Smith to lead architecture and interior design for a 390,000-square-foot office tower in downtown Nashville. At 222 Second Avenue South, the 25-floor structure is planned to sit across First Avenue from the new West Riverfront Park and Ascend Amphitheater. It will be the newest addition to Nashville’s booming commercial-real estate portfolio, transforming the city’s skyline and the SoBro neighborhood.
The mixed-use development will be anchored by 25,000-square-feet of ground-level retail and restaurant space, and will offer 361,000-square-feet of Class-A office space atop a 10-story, 1,100-space parking garage. An outdoor terrace on the 12th floor will overlook the Cumberland River, while other gathering spaces and amenities – including a conference center and fitness center – will be available for use by all tenants. The project has achieved LEED Silver Pre-Certification, and Gresham Smith worked closely with stakeholders to maximize active ground-floor uses and design a generous, pedestrian-friendly streetscape, with a goal of creating the most vibrant retail block in the SoBro district.
The project is being delivered on a fast-track schedule in partnership with local developer C.B. Ragland Company. Construction is expected to complete in second-quarter 2017.
